1. General Model & Fit
What does Veraxul actually do?
Veraxul provides professional short-term rental booking management and guest support for holiday rentals on the Costa del Sol. Our focus includes listing setup, dynamic pricing strategy, guest communication, guest arrival coordination and registration, coordination of cleanings, and ongoing performance optimisation.
Are you a property management company?
Veraxul is not a traditional full-service property management company. Instead, we specialise in short-term rental booking management and guest operations.
While owners remain responsible for the long-term condition of their property, Veraxul coordinates guest-related operations and can arrange maintenance or on-site services when needed, billed separately. This model keeps costs transparent and allows owners to stay fully informed without needing to be physically present.
Is Veraxul a co-hosting service?
Yes. We operate under a co-hosting and booking-management model designed around transparency.
Owners retain full visibility and control over their listings and can access the booking platforms at any time to see calendars, prices, reservations, and guest reviews directly. Veraxul manages the day-to-day rental performance and guest journey, while owners always have real-time insight, not just summary reports.
Who is Veraxul best suited for?
Veraxul is ideal for owners who:
- Want their property to function as an income-generating asset rather than a standing expense
- Own a second home and want flexibility for personal use
- Prefer short-term rentals over long-term tenants
- Live abroad, outside the Costa del Sol, or locally but prefer a hands-off rental model

Who is not a good fit for Veraxul?
Veraxul is not suitable for owners who:
- Expect guaranteed income or fixed monthly returns
- Are not willing to meet minimum quality and legal standards
- Want to maximise income without maintaining competitive standards
- Expect a traditional full-service property management or maintenance company, including repairs, reforms, or ongoing on-site services, to be included within the booking management fee. While Veraxul can coordinate external professionals and on-site services when needed, these are always handled transparently and billed separately.
Can I still use my property personally?
Yes. Our model is designed to allow generous and fair personal use while still protecting booking performance and pricing integrity.
Personal use is managed through agreed limits and notice periods that balance owner flexibility with professional rental operation. These details are explained clearly during the estimate process and before starting the contracting process to ensure the arrangement works sustainably for both parties.
2. Onboarding & Getting Started
How do I get started?
The process starts with submitting the online estimate form. If your property qualifies, you will be guided through the onboarding steps.
What happens after I submit the estimate form?
You will receive a clear overview of the next steps, required documentation, and preparation guidelines. This information is provided upfront so owners know exactly what to expect before moving forward.
Do you visit the property before starting?
A property visit may be required depending on the property type and readiness. In many cases, we visit the property as part of the onboarding process to understand the space and ensure everything is aligned before going live.
Onboarding can also begin without the owner being physically present on the Costa del Sol. We regularly work with owners who are abroad and coordinate setup remotely using existing documentation, photos, and collaboration with local contacts such as real estate agents or interior designers.
In some situations, when the property is already well documented or located in a community we know, onboarding may proceed without an initial visit. In those cases, we meet the owner later as part of the setup or key handover process, often once rental activity is already underway
What documents are required?
Required documentation typically includes proof of ownership, valid tourist licence, NRUA registration, owner identification, and other documents required under current short-term rental regulations.
As legal requirements may change over time, the exact documentation needed will be confirmed during onboarding based on the regulations in force at that moment.
How long does onboarding take?
Onboarding timelines depend on the property’s readiness and the time needed to complete key steps such as confirming legal compliance, preparing the property for market, and completing the final listing setup.
For a fully prepared property, going live is often possible within approximately two weeks. Delays typically occur when items are missing, additional purchases are required, or during high season when logistics may take longer.
Can my property go live immediately?
No. Properties only go live once legal, operational, and quality standards are fully met.
Why is professional photography not included for free?
Professional photography is a setup cost, not an ongoing management service. High-quality images are essential for strong performance on booking platforms and remain an asset of the property regardless of who manages it in the future.
Veraxul works with photographers who specialise specifically in short-term and holiday rentals and understand how to capture space, light, and layout in a way that drives bookings. We are also involved in preparing and styling the property to ensure it is presented at its best.
Keeping photography as a separate, transparent cost allows owners to clearly see the value of the service and avoids hidden markups elsewhere.
3. Pricing, Fees & Payments
How does your pricing work?
Veraxul charges a percentage-based management fee on confirmed bookings.
Why do some other service providers charge lower fees?
Pricing in short-term rental management varies depending on the service model, operating standards, and level of involvement.
Some providers focus on basic listing support or limited coordination, while others operate with lower overhead by reducing scope, compliance involvement, or quality controls.
Veraxul operates as a fully established business with professional systems, legally employed staff and service partners, transparent accounting, and strict operational and compliance standards. This allows us to deliver consistent results, reliable guest experience, and long-term sustainability for owners.
Our service is designed for owners who value professionalism, transparency, and performance over the lowest possible headline fee.
What happens if a guest cancels?
Cancellation policies depend on the booking terms of each reservation. When a cancellation fee applies, it is shared between the owner and Veraxul in the same way as a completed booking. Owners are not penalised for cancellations caused by guests.
What is included in the management fee?
The management fee covers the core services required to operate a short-term rental professionally, including:
- Listing management and optimisation
- Dynamic pricing strategy
- Guest communication before, during, and after the stay
- Guest arrival coordination and registration
- Reservation management across booking platforms
- Cleaning coordination
- Ongoing performance monitoring and optimisation
What is not included in the management fee?
Not included in the management fee:
- Post-stay cleaning, laundry, consumables, and toiletries. These guest related costs are charged per stay and are added on top of the nightly rate. They are paid by the guest as part of the booking.
- Property related costs such as maintenance, repairs and additional deep cleanings.
- On-site visits that are not related to guest stays. For example, attending appointments with external professionals, opening the property for maintenance work, supervising works, or handling insurance-related visits.
Do you charge VAT?
Yes. All applicable services are subject to VAT in accordance with Spanish law.
How and when do owners get paid?
Owner payouts follow the booking platform’s payout schedules. Depending on the platform, funds are typically released shortly after guest arrival or after departure.
4. Bookings, Platforms & Pricing Strategy
On which platforms will my property be listed?
Properties are listed across major short-term rental platforms such as Airbnb, Booking.com, and additional distribution channels like Google Vacation Rentals, where appropriate.
Can I block dates for personal use?
Yes. Our model allows for personal use while maintaining fair limits and notice periods to protect booking performance and pricing integrity. The exact details are explained during the estimate and onboarding process to ensure the arrangement works sustainably for both parties.
How do you set prices?
Pricing is dynamic and data-driven. We adjust rates based on market demand, seasonality, local events, booking patterns, and the property’s performance.
Fixed pricing typically limits revenue potential in short-term rentals. Our approach focuses on maximising occupancy and overall returns while remaining competitive in the market.
Is income guaranteed
No. Short-term rental income is not guaranteed and depends on market demand, seasonality, and external factors.
That said, when operated professionally, short-term rentals often offer higher revenue potential and more flexibility than long-term rentals. Results depend heavily on property quality, pricing strategy, and the owner’s willingness to follow operational recommendations.

5. Guests, Communication & Support
Who communicates with guests?
Veraxul handles all guest communication before, during, and after the stay.
Do you do check-ins or meet guests in person?
Veraxul does not provide physical check-ins. Guest arrivals are coordinated remotely in a structured and legally compliant way, allowing for flexible arrival times and consistent guest experience. The full arrival process is explained during the estimate and onboarding stages.
How are guest issues or emergencies handled?
Veraxul acts as the main point of contact for guests and manages communication if issues arise during a stay. We assess the situation and coordinate the appropriate response when needed.
If a professional technician or external service provider is required, Veraxul coordinates the intervention on behalf of the owner. The cost of the service itself is billed separately. In cases that require extended involvement, urgent response outside normal hours, or exceptional time commitment, additional coordination charges may apply.
To protect owners from unexpected expenses, spending limits and approval thresholds are agreed in advance. Owners are contacted for approval if costs exceed the agreed limit, except in urgent situations where immediate action is required to protect the property or guests.
6. Cleaning, Linen & Property Standards
Who handles cleaning?
To ensure consistent hygiene standards between guests, all properties are cleaned professionally after each stay. Veraxul coordinates post-stay cleaning and laundry services to maintain quality, consistency, and reliability across all properties.
What cleaning standards do you follow?
Cleaning is carried out to professional hospitality standards, including full linen change, thorough sanitation, and quality control between stays. Services are provided by insured professionals and supported by professional laundry processes to ensure hygiene and consistency.
Who pays for post-stay cleaning?
Post-stay cleaning is charged per booking and included in the total amount paid by the guest. The owner receives this amount as part of the booking payout, and the cleaning cost is then used to cover the direct service cost coordinated by Veraxul.
Can I use my own linen?
No. To ensure consistent quality, hygiene, and efficient laundry logistics across multiple properties, all linen must follow Veraxul’s standardised hospitality-grade white linen system.
Using owner-supplied linen, even if high quality, is not compatible with our cleaning and laundry operations. Linen is managed, tracked, and replaced through our system to avoid mix-ups, delays, and quality issues.
Linen costs are covered by the owner and explained during onboarding.
How often is deep cleaning done?
Deep cleaning and maintenance tasks are scheduled periodically and recommended based on property usage and condition, and charged separately.
7. Legal, Compliance & Regulations
Is my property legally eligible for short-term rental?
Veraxul works exclusively with properties that meet current legal and regulatory requirements for short-term rental. Certain licences and registrations are required before a property can go live, and these form part of the onboarding and contracting process.
While Veraxul supports compliance-related workflows and guest registration, we do not act as legal advisors. If needed, we can recommend specialised legal and consultancy services experienced in short-term rentals on the Costa del Sol.
Do you handle guest registration with authorities?
Yes. Guest data is collected and submitted in accordance with current regulations through SES Hospedajes, which is the official system used for guest registration in Spain.
8. Maintenance, Visits & Responsibilities
Who handles maintenance?
Owners are responsible for maintenance, repairs, and replacements related to their property.
Veraxul supports this by coordinating communication, assessing issues when they arise, and arranging external professionals if needed, so owners do not need to be physically present. Any repair or maintenance costs are billed separately.
Are on-site visits included?
On-site visits are not included in the management fee. When a physical presence is required for non-guest-related matters, such as maintenance coordination or owner-requested tasks, these visits are arranged separately.
Urgent situations affecting guest safety or the property are handled in line with the guest support and emergency procedures outlined above.
9. Ending the Cooperation
Is there a minimum commitment?
Cooperation terms depend on the selected service model and are explained clearly before any agreement is signed. Owners always receive full visibility on notice periods and practical implications before committing.
What happens if I decide to end the cooperation?
Existing confirmed bookings are respected and handled in a professional way to avoid disruption for guests. The practical details of ending the cooperation are agreed calmly and transparently based on the situation at the time.
